Dear Property Owner:
            We are pleased that you are considering our services.  Mission Sands, LLC, is the successor to Kevin McCabe’s Mission Sands Vacation Rentals, founded in 1996.  The company is now run by George You along with his wife Yuri You.  George and Yuri come from a background in corporate rentals, property management , and hotel management.


            We manage about 50 vacation rentals in Mission Beach, and handle a few long term rental units as well.  We continue to grow the business, but are being more selective about our growth.  We are accepting ocean front and bay front vacation rentals only.  We will consider management of non-water front units for long term rental.  

            Mission Sands has a strong Arizona market, and maintains a toll free number that receives thousands of minutes each month on four phone lines.  We have over 30 vacation inquiries per day between February and September; and receive over 15,000 visitors to the website each month.  Our many oceanfront units are in high demand, booking to 60% by March, leaving room for many more oceanfront units in our inventory.  We strive for 100% summer occupancy for all units, and regularly achieve 90% overall.  Courtside homes and condos can be fully rented, if the price is right, and are also regularly booked for all of July, and most of June and August. 

            We have one of the most sophisticated websites available, which is a fully hosted application, providing real time online calendars, photos, and booking.  We encourage new owners to visit our website and see for themselves.  Owners receive “back end” access to view reports and place “owner blocks.” 

            We collect money for rentals that come through us, and provide cleaning and laundry after each guest departs.  We charge the guest for these services, allowing us to pay our owners 75% of the gross rental rate received.  We also provide contracted services, which we pay directly out of your income, such as plumbing, window washing, landscape, and the like.  You have the option to provide these services yourself, as long as the units need no emergency service.  However, we do expect owners to maintain their units appropriately. 

            Our monthly disbursements come within 14 days of the end of the month, along with a brief statement.  You are responsible for filing your taxes based on the income stated in these reports.  Unless we receive advice from our CPA otherwise, we do not provide 1099 statements to the owners, because we are not “paying rent” to the owners, but merely distributing your rents from our trust fund, where it was paid by the renter.  Our statements include a record of the costs paid on your behalf to contractors, as well as to Mission Sands for commissions.  We also pay TOT taxes for rents collected by Mission Sands. 

            Our office is located conveniently on the ground floor on the North-East corner of Mission Bl. and San Luis Obispo Pl., at 804San Luis Obispo Place.  Our staff includes George, Yuri, Cindy, Christine, and Robbie.  We will add more staff as our business continues to grow.
